What can you do to make your rental as desirable as possible and have it stand out from other rental properties in you neighborhood?
Here are simple but important services that we provide: 
- Keeping the lawn mowed and the yard free of clutter.
- Maintaining the walkways and steps and making them free of trash, toys, clutter and leaves.
- Installing a timer on the porch lights so the home can be shown in the evenings.
- Getting rid of strong odors in the home – we have great natural formulas that we apply to all areas of the house to get it smelling good.
- Install flowers and greenery throughout the house and keep them maintained until the home is rented.
- Make sure the thermostats are working properly so temperatures are placed at a comfortable setting.
- Clean your bathrooms and kitchen, and make sure no dirty dishes or clutter is lying around.
- Clean those easy-to-forget rooms like the garage, attic, basement, work area.
- Clean all dirty windows or mirrors.
- Scrub the floors and vacuum the carpets,
Other things we do to increase home appeal:
- If needed will paint both the inside and outside of the house. We have found it is best to use neutral colors. It is important to fill the holes and cracks on the walls and
ceilings.
- Replace your old wallpaper if it is in bad shape. Otherwise, just make sure the walls are clean
- Remove the stains in the sinks and the tubs.
- Replace the tile in your bath and kitchen if needed. However, most of the time, a good mildew remover and some grout will take care of unsightly tile Go around the house and tighten or replace missing door and cabinet handles.
- If doors are hard to open and shut or they squeak, we lubricate them.
- It is important to have those cracked windows fixed. You can replace the glass instead of the whole case window which is less expensive.
- Fix leaky faucets and make sure the drains in your tub and sinks are not clogged.
- If your hot water heater or furnace needs replacing we will do it. New renters don’t want any hassle with fixtures and appliances especially when they are just moving in.
- Make sure the necessary repairs are done to your roof – leaks, etc.
- If there are water marks on walls or ceiling we make the proper repairs and cover them with a coat of paint.
- Check the fence on your property. Will repair and paint it if necessary.
- Repair those cracks in your driveway. If it’s blacktop, have it resealed.
These are all suggestions about what may be needed to get the house rented quickly. Certainly not all of these things need to be done to every home – they are all different, and though we may make recommendations it is completely up to the customer and their realtor as to what gets the proper attention.
If you as a homeowner want to save money and some of these things yourself here are the most important fixes we found that will help you rent the houses:
(1) Walls should be painted in neutral colors. If you have any bold colors, repaint them to a more neutral color. If you have marks or scuffs on walls, touch them up. If a wall’s paint is worn or dirty, repaint it.
(2) Carpet/flooring. Replace any extremely worn/stained carpet or flooring or try to have it professionally cleaned. 
(3) Fix anything major. Foundation cracks, water damage, roof leak, siding coming off, wood rot, are items you should repair or replace. Also address anything that may be a safety hazard like loose handrails, electrical problems, dryer vents, etc.
(4) Fix anything that is broken. Any leaky toilets, dripping faucets, burned out light bulbs, holes/noticeable cracks in walls, windows and doors that do not shut or open properly, appliances that do not work, etc.
(5) Curb appeal. The front door and foyer should be very welcoming. If needed, paint the front door including the trim around the door and any metal railings that show rust. Place a couple of flowers in pots on the porch.
